Maintenance
Functions:
Performs all routine and extensive tasks to maintain and improve the physical appearance, functioning, and operation of agency buildings, property and equipment. Demonstrates the knowledge and application of commonly-used concepts, practices, and safety procedures in the areas of plumbing, carpentry, painting, plastering, electrical, grounds keeping, pest management and vehicle servicing. Works under minimal supervision of the maintenance supervisor (or supervisor designee) while also relying on experience and judgement to organize and complete tasks. Assists in other duties as assigned.
Duties/Responsibilities:
Performing general and extensive maintenance (cleaning, painting, repair work) of buildings and grounds to include but is not limited to:
- Cleaning rooms hallways, restrooms, offices and stairways
- Performing touch up, priming and finish painting
- Setting up and tearing down of chairs, tables and equipment
- Performing yard work both seasonal and ordinary
- Cleaning vehicles and completing monthly vehicle inspections
- Maintaining records of scheduled maintenance and inspections
- Moving furnishings, supplies and equipment
- Picking up and delivering supplies and materials
- Obtaining estimates for supplies, materials and repairs
- Assists with the renovation/remodeling of buildings
- Ensuring the necessary tools, equipment and supplies are readily available for each task
- Making minor and major carpentry, electrical, mechanical and plumbing repairs.
- Using hand tools, power tools, gas powered equipment and other equipment to make minor and major repairs, to maintain grounds and properties
- Completes maintenance of hand tools, power tools and gas-powered equipment
- Follows all applicable safety rules, practices and procedures
- Maintains a safe working environment by ensuring that all tools, materials and supplies are kept out of reach of all clients and are properly stored.
- Responds to emergency maintenance requests as required.
- Assists the maintenance supervisor as needed
- Provides additional supervision of Maintenance I and Maintenance II staff as requested by the Maintenance Supervisor.
- Primary job functions may require exercising independent judgment. Reports to a maintenance supervisor or designee.
- Additional position-related duties and responsibilities as assigned by the maintenance supervisor or designee.
Organizational Relationships:
- Receives oral or written orders from the Maintenance Supervisor.
- Reports work accomplished orally or on written work order to maintenance supervisor.
- Relies on instructions and pre-established guidelines in addition to experience and judgement to organize and complete tasks.
- Willing to accept supervision and learn methods of performing maintenance tasks.
- Performs duties as assigned and in performing assigned tasks works cooperatively with other staff to achieve best results.
Essential Functions:
- Ability to complete tasks independently.
- Able to pass an agency driver training course to drive 8-15 passenger van.
- Demonstrates ability to make decisions that are consistent with agency and program philosophy.
- Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to interpret miscellaneous drawings and schematics.
- Ability to apply common sense understanding to carry written or oral instructions.
- Ability to frequently be required to sit; stand; walk; climb stairs; climb ladder; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop; bend; kneel; crouch; or crawl; lift and carry boxes, tools, equipment and materials; and talk; or hear. Specific vision abilities required include close vision, distance vision, color vision and depth perception.
- Must be physically capable of lifting, carrying and moving at least 70 pounds.
- Must be able to complete job duties while being exposed to moving mechanical parts, to wet and/or humid conditions; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; risk of electrical shock; and vibration.
- Adjust schedule as necessary to meet emergency conditions affecting the agency (plumbing, electrical, snow removal, etc.). This includes the possibility of working evenings and weekends as necessary.
- Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and group situations to other employees of the organization.
- Ability to relate to and communicate with a wide range of people. This includes but is not limited to a broad range of people who are culturally and socio- economically diverse, as well as people with various developmental and functional levels.
- Ability to create and maintain good professional relationships with staff.
- Ability to understand, communicate with, represent and carry out the mission, values, philosophy and policies of St. Catherine's Center for Children.
- Ability to conduct him/ herself in a manner that is becoming of an employee of St. Catherine's Center for Children.
- Ability to work effectively in a shared decision making model as a team member.
- Ability to carry out written documentation as required by St. Catherine's policies and procedures and as required by regulating agencies.
- Ability to organize and effectively manage (in a timely manner) the varied and multiple tasks of the position.
- Ability to work collaboratively with other personnel/ service providers or professionals.
Position Specifications:
- High School or equivalent and at least five years as Maintenance II worker. Any combination of education, training, and experience which demonstrates ability to perform the duties and responsibilities as described.
- Clean and valid NYS Driver’s License required.
- Must be willing and able to work in close proximity with the clients we serve.
- Ability to respond to after hour emergency maintenance calls as needed.
